1) What is the Home Owners Association like? Every townhome and row home has one. You need to know what is and is not included in your contract. You need to know what maintenance they will take care of. What about hidden fees? Are you going to have any? HOA has been known to tag on the hidden fees without the owner’s knowledge.
2) What kind of privacy will you have? If you are someone who likes privacy, then you do not need some young kid in a punk band playing their music at 3:00 in the morning. You need to know who your neighbors are and what kind of problems you might have before moving in.
3) What kind of insurance issues will you have? In some areas, HOA takes care of everything. In other areas, you are left on your own. You need to know what is and is not covered.
4) What kind of conditions and restrictions will you have? Those terms will outline who can stay over, what kind of pets you can have, etc. They are commonly referred to as the CC&R. They do have their own set of benefits too. As long as you remain on the right side of the law, the CC&R will work in your favor. You better read through all the pages before you sign. You do not want to sign something that might be considered one-sided.
